I represented a buyer in a transaction involving Bank of America as the Seller (an REO property) and Landsafe as the escrow company selected by B of A. I sent all the documents required in the Buyer's package and they ignored all the instructions that my client issued, specially the one related to vesting. I think that they never read the documents that we sent. Also, they never provided a HUD to be reviewed prior of signing the loan documents, despite of the fact that I requested it. The service is very bad and I recommend the buyers who are gong to buy B of A properties, to pay for the escrow fee if they want good service. If they chose to allow B of A to pay for the escrow fee and therefore, having to deal with Landsafe, to be prepared for a very unpleasant experience.
