***Update
I like many others contacted Janian & Associates regarding a modification on my home. Please be aware of a secondary scam with this firm. In lieu of a refund to me, they had someone contact me from a realtors office attempting to assist me with a short sale of my property. The realtor stated he was referred to me by Janian. Truth is, they are in the same building and obviously work together. This realtor told me they were separate from Janian and offered me "cash for keys" program in which I would receive 3k dollars upon the sale of my home. I was specifically asked about my refund and he stated I would need to take that up with Janian as they had nothing to do with them.
Janian and Associates now state I received 3k dollars from THEM in the form of a refund! They are liars, they do not practice in the best interest of the client. Furthermore, it is my belief they are the ones buying the homes under the name of an investor firm.
BBB has now closed my claim based on Janian's Statement. This is my rebuttal: Janian and Associates never refunded me a dime of my money. If they are not affiliated with the real estate company Fidelity Realty Corp, how is it that Janian can claim THEY paid me.
DO NOT GIVE THIS FIRM MONEY!

Based on the work completed, Janian and Associates obtained cash for keys for the client in the amount of $3,000. The client requested a refund from Janian and Associates, and the fact that a refund in the amount of $3,000 was issued was a typo and we apologize. Furthermore, considering the amount of work completed on the file, Janian and Associates Refund Department granted a partial refund in the amount of $1,080. Dean with Janian and Associates and the client have discussed and agreed on the partial refund amount of $1,080 which is 45% of the total amount retained.
